Our written estimates are valid for 14 days. Over the phone estimates are subject to on site confirmation of measurements and property specific details that may require additional labor such as tree roots or hard digs.
50% materials deposit is required to schedule installation and the remaining 50% labor is due upon completion for all installations and repairs. We accept cash, checks, Venmo, and can provide a pay link for credit/debit for an additional 3% processing fee.
Fence lines are to be clear of trees/bushes and any obstacles prior to installation. Installers need 3’ clear landscape path without any obstacles. We may offer to clear landscaping at an additional fee included on contract. Final fence placement decision is the property owners responsibility. Installer/Estimators may locate property pins and recommend placement, however, this DOES NOT transfer responsibility for the placement of your fence to the company. Verifying property lines and obtaining surveys is the responsibility of the customer.
As a professional fence contractor our standard is to dig each post 32”-36” depth (depending on style) and add 1 60lb bag of concrete to each hole. We dry compact every hole and allow one day for the concrete to cure.
Michael Anthony Building Services LLC has general liability insurance for up to 1M. However, we DO NOT take any responsibility for locating or damage to private lines (i.e., irrigation, septic, water, waste, low voltage, landscape). We are not a licensed irrigation contractor. If the customer wishes us to repair a sprinkler line, we will do so for an additional fee in some cases. In the event of repair, customer acknowledges that Michael Anthony Building Services is not responsible for workmanship on sprinkler repairs and provide no implied or expressed warranty of function of said repairs.
We offer no workmanship warranty on wood fence materials. Chainlink fences carries a workmanship warranty of 1 year. Some Vinyl and Aluminum carry lifetime warranty and do require registration upon installation. For material warranty see specific manufacturers policy.
Your estimate assumes standard digging conditions where the installer can dig with a post hole digger to depth within 15 minute. Roots and abnormal soil conditions such as rocks or limestone can dramatically increase the time and effort required to dig holes for your fence posts.
Class 1 Hard Dig ($35/hole): includes thick tree roots, saw palmetto root balls, smaller rocks, and old fence concrete balls.
Class 2 Hard Dig ($50/hole): includes limestone or similar rock which requires a jack hammer or rock bar. These hard digs can take 1+ hours for a single worker to dig a hole.
Customer pre-approves additional costs for up to 4 posts with documentation of conditions provided. The client must provide approval via Change Order for any expenses over 4 posts.
In the event the customer would like to change/add from original contract the fee is $150 + materials per change order. A written change order will be provided to customer and requires explicit approval of additional costs.
